Every DC building is its own puzzle. A glass tower in Navy Yard runs on a loading dock and a freight elevator you book by the hour. A walk-up off the U Street corridor or in Columbia Heights has none of that: just three or four flights of stairs and a landlord who notices scuffs. We staff and time the job for which one you’re in.
For high-rises, the certificate of insurance is the gatekeeper. Property managers want to see District High Quality Movers named, with the right coverage limits, days before the move. We’ve sent COIs to most of the major management companies downtown, so we know what each one expects and we get it on file early — not the morning of, when it’s too late.
High-Rise vs. Walk-Up
The two jobs look nothing alike, so we price and staff them differently.
Downtown high-rise
COI filed with the building, freight elevator reserved in a set window, dock-to-unit padding, and a crew sized to beat the clock on your reservation.
Walk-up apartment
Extra hands for the stairs, corner and bannister protection, and a parking permit out front so the carry starts at the door, not down the block.
Either way
The same uniformed crew, full blankets and shrink-wrap, and a flat written price you see before we start.
What It Costs
Apartment moves run on the same flat bands as our other local work, billed by home size.

Hourly is also an option at $159/hr for two movers or $209/hr for three, and a $129 deposit holds your date.

- Freight-elevator deposits some buildings hold and refund after the move
- Packing, if you’d like it — full-pack from $440, partial-pack available
- Emergency no-parking permits for street-level loading on a walk-up
